Stay information

1. CHECK-IN AND CHECK-OUT

Check-in is available from 2:00 pm to 7:00 pm.
Guests must communicate their expected arrival time no later than the morning of the arrival date.
At check-in, valid identity documents must be presented for every person staying in the room.
Check-out must be completed by 10:00 am on the departure date.
After 10:00 noon, unless prior authorisation has been granted by Management, the cost of an additional day's stay will be charged.

2. BOOKINGS, CONFIRMATION DEPOSIT AND EARLY DEPARTURE

The booking is considered confirmed only upon receipt of the confirmation deposit requested by the property pursuant to Article 1385 of the Italian Civil Code.
The confirmation deposit paid is non-refundable unless otherwise agreed in writing.
In the event of cancellation, failure to arrive (No Show), reduction of the stay or early departure at the guest's request, the confirmation deposit will be retained by the property.
If the guest chooses to depart early, the booked stay remains payable for the entire confirmed period. Any reduction or refund will be considered solely at Management's discretion and will be subject to the possible resale of the unused nights.
Under the legislation governing tourist and accommodation services, the right of withdrawal applicable to distance purchases does not apply.

3. PAYMENT FOR THE STAY

Unless otherwise agreed in writing, the balance for the stay must be paid upon arrival at the property.
The tourist tax, where required by the applicable municipal regulations, is not included in the booking price unless expressly stated otherwise.
Guests must pay the amount in accordance with the procedures and rates established by the Municipality of Ischia, and payment is due at check-in.
Any exemptions or reductions must be supported by the appropriate documentation required by the applicable regulations.
Management reserves the right to request advance payment of any extra services accrued during the stay.
Failure to pay may result in the suspension of additional services and in the adoption of any measures permitted by law for the recovery of the outstanding amount.

4. EXTRA SERVICES AND CONSUMPTION

All extra services not included in the booking, including dinners, drinks, transfers, rentals, additional services and any other service requested by the guest, must be paid for before departure or, at Management's request, during the stay.

5. ACCESS TO THE PROPERTY

Access to the property or to the rooms is not permitted to unregistered persons.
Management reserves the right to request the immediate departure of unauthorised persons.
Pets are not allowed unless prior written authorisation has been granted by Management.

6. GUEST CONDUCT

Guests must behave respectfully towards the property, staff and other guests.
The following are prohibited:
* disturbing other guests;
* using offensive or aggressive language;
* behaving in a manner contrary to decency and civil coexistence;
* organising unauthorised parties or events;
* playing music at high volume;
* engaging in conduct that may compromise the safety of the property.
Parents and accompanying adults are responsible for the conduct of minors and for any damage caused by them.

7. QUIET AND REST

Guests are requested to respect quiet hours during the following periods:
* from 2:00 pm to 4:00 pm;
* from midnight to 8:00 am.
Shouting, loud voices, disturbing noise and any conduct that may disturb other guests will not be tolerated.

8. USE OF THE ROOMS

Rooms must be used with due care and kept in hygienic conditions compatible with the normal use of the property.
The following are prohibited:
* smoking inside the rooms;
* cooking or using appliances for preparing food;
* using linen for improper purposes;
* disposing of any material other than toilet paper in the toilet;
* hanging clothes, beach towels or bath towels over external railings.

9. CLEANING AND LINEN

Daily cleaning is not included in the rate and must be requested the previous day.
The standard service includes the initial supply of linen upon arrival and is repeated after three overnight stays.
If a change of bath towels is requested before that time, or if even one of the supplied towels is left on the floor and this requires an early replacement and wash, an additional charge will apply.
Additional cleaning, extra changes of bed linen or towels and extraordinary services are subject to an additional charge.
If the room is left in a condition requiring extraordinary cleaning, sanitisation, disposal of unusual waste, removal of food residue or nappies, treatment of biological stains, liquids spilled on mattresses or linen, or any other situation incompatible with normal use of the room, Management may charge the related costs.
Where extraordinary cleaning is required as a result of improper use of the room, Management may apply a charge of between €30.00 and €150.00 depending on the work required, without prejudice to any greater damage.

10. DAMAGE AND CHARGES

Each guest is responsible for any damage caused to the property, furnishings, equipment, systems and linen.
The following may be charged:
* repair costs;
* replacement costs;
* professional cleaning costs;
* sanitisation costs;
* any loss of income resulting from the temporary unavailability of the room.
Management may document damage through photographs, videos and staff reports.

11. DAMAGED LINEN

Towels, bed linen, mattress protectors, pillows, beach towels and other linen that is permanently stained, damaged or cannot be restored through normal washing procedures will be charged at the actual cost of restoration or replacement.

It is prohibited to use the property's towels, beach towels or other linen on the beach or outside the property.

12. ENERGY SAVING

Guests must switch off lights, air conditioning, televisions and other electrical equipment when leaving the room.
Management reserves the right to intervene for safety reasons, to prevent damage and to reduce unnecessary energy consumption.

13. ACCESS TO ROOMS IN AN EMERGENCY

Management reserves the right to enter rooms, even in the guests' absence, exclusively for reasons of safety, emergency, urgent maintenance, technical inspections or the prevention of damage to the property.

14. LIABILITY

The property is not liable for theft, loss or damage involving personal belongings left in rooms or common areas.
Guests are advised to keep money, documents and valuables secure.
The property is not liable for disruptions caused by interruptions or reductions in the supply of water, electricity, internet connection, telephone service or other services beyond its control.

15. ELECTRONIC COMMUNICATIONS

Communications made via WhatsApp, email, SMS or other electronic means will be considered valid for the purposes of the booking, any amendments and communications relating to the stay.

16. TERMINATION OF THE STAY

Management reserves the right to terminate the stay immediately and require the room to be vacated in the event of:
* breach of these House Rules;
* offensive, threatening or aggressive conduct;
* damage to the property;
* harassment of other guests or staff;
* improper use of the room;
* breach of safety rules;
* unlawful activities or activities contrary to the law;
* conduct incompatible with the proper operation of the accommodation business.
